About

Mold is a moisture problem first.

We're not just remediators — we're investigators. Every mold job starts with finding why it grew, not just where. Otherwise it always comes back.

IICRC-certified, locally owned, and serving the Main Line with thorough inspections, lab-grade testing, safe containment, and full remediation. We work with your home, your health, and your insurance.

What we handle

Mold remediation, source-first

Visible mold removal

Containment, HEPA-filtered negative air, removal of porous unsalvageable materials, antimicrobial cleaning of remaining surfaces, and post-job drying.

Moisture-source diagnosis

Mold is a symptom. We find why it grew — leak, condensation, humidity, or post-flood saturation — because without that, it always comes back.

Post-water mold response

Mold appearing 3–14 days after a leak or flood. We extend the original drying scope and address the new growth in the same workflow.

Crawlspace & basement remediation

The most common mold environments in older Main Line homes. Encapsulation, dehumidification, and material removal where structural drying is not enough.

Step by step

How a mold job actually runs

First call

We capture the situation: visible growth, musty smell, post-water concern, or health symptoms. Inspection scheduled or routed urgent.

Inspection day

Visible inspection, moisture readings, and source diagnosis. Air or surface sampling if it will change the response. Written scope follows.

Remediation day(s)

Containment built, HEPA negative-air filtration running, affected materials removed safely, surfaces cleaned per S520, structure dried.

After

Source corrected, drying confirmed. We recommend independent post-remediation verification testing — through a different company, not us — so you know the work is done.

Before we arrive

What to do until the crew gets there

If you are in the middle of an active loss right now, these are the things that protect your property and your safety while a crew is on the way.

  • Stop running fans, HVAC, or anything that might spread spores from the affected area.
  • Close doors to the room and seal gaps under the door with a towel if you can.
  • Do not bleach visible mold — it can drive moisture deeper and damage surfaces without killing what is in the wall cavity.
  • Photograph what you see; we will use it for scope and your records.
  • If anyone in the home has asthma or a respiratory condition, keep them out of the room until we arrive.
Why us

Why mold comes back (and how we stop it)

Most repeat mold problems are caused by people treating mold as a cleaning job. It is not. It is a moisture problem with a visible symptom. Our remediation follows the IICRC S520 standard: find the source, contain the area with HEPA-filtered negative pressure, remove what cannot be cleaned, treat and dry what remains. We then recommend you hire a different company for post-remediation verification testing — because asking the remediator to certify their own work is the conflict of interest the industry was built on.

FAQ

Common questions

Is "black mold" really dangerous?

Stachybotrys chartarum (the species most people mean) can cause respiratory issues for sensitive people. But many "black mold" sightings are other less dangerous species — color is not a reliable identifier. Lab testing is the only way to know.

Will the mold come back after removal?

Only if the moisture source is not corrected. That is why every job we run starts with finding why it grew, not what it looks like.

Does insurance cover mold remediation?

Usually only when it is tied to a covered water loss reported promptly — burst pipe, appliance failure, sudden roof leak. Slow leaks, flooding, and ambient humidity are typically excluded. Read your declarations page or ask your agent.

Do I need to leave during remediation?

For small jobs (under 10 square feet), no. For larger jobs with active spore release, temporary relocation for 1–3 days is usually recommended — especially if anyone in the home has respiratory issues.

Should I get the mold tested before or after removal?

Before is helpful when the source is unclear or you have unexplained symptoms. After is recommended through an independent third party to verify the work was effective.

How fast can you actually get here?

A real person answers most calls in under 60 seconds. For active emergencies on the Main Line, our goal is a crew on-site within 60–90 minutes from dispatch. For scheduled work, we book within 24–48 hours.

Do you work directly with my insurance?

Yes. We document scope, photos, moisture readings, and equipment hours in a format your carrier expects. Most claims we coordinate with the adjuster directly so you are not stuck translating between us and them.

What towns do you serve?

Ardmore, Bala Cynwyd, Berwyn, Broomall, Bryn Mawr, Devon, Gladwyne, Haverford, Havertown, Merion Station, Narberth, Newtown Square, Paoli, Villanova, Wayne, Wynnewood, and the surrounding Philadelphia suburbs.
